Alternatives to spray foam insulation

Everything spray foam was sold to do — a warm roof, a sealed loft, a thin build-up — can be done with inspectable materials that surveyors and lenders accept.

If you wanted a warm roof

PIR between the rafters with multifoil or PIR under them gives a warm, inspectable roof that meets Building Regulations and keeps the felt visible. Foil roof insulation and rafter insulation.

If you wanted the loft warmer for tanks and pipes

Insulate the pipes and tank and the loft floor, or insulate the rafters conventionally. Both are cheaper than foam and neither hides the timber.

If you wanted a thin solution

Multifoil is the thin option. 30–45mm of quilt plus air gaps, certified, removable, inspectable. Multifoil insulation.

If you wanted airtightness

A taped multifoil or PIR layer with a vapour control layer on the warm side achieves the airtightness spray foam was praised for, without bonding to the timbers.

Why lenders accept these and not foam

They can be seen past. A surveyor can lift a board or look behind a quilt and see the rafter. Foam bonds to the timber and the felt and cannot be inspected without destroying it. That single difference is the whole issue.

Questions homeowners ask

Is there a spray foam that lenders accept?
Some accept open-cell foam on a breathable membrane with full documentation. Given the direction of lender policy, we would not recommend installing any spray foam in a roof today.
