Housing in London and what it means for insulation

London's stock is older and denser than anywhere else in the country: Victorian and Edwardian terraces with butterfly and London roofs, mansion flats, and enormous inter-war suburban belts in Metroland and the outer boroughs. Loft conversions are the most common way to add space, so rafter-level insulation, dormers and room-in-roof work dominate. Conservation areas, party-wall considerations and tight access change how projects are planned.

Common insulation projects in the region

  • Loft conversion insulation in Victorian and Edwardian terraces
  • Room-in-roof upgrades in inter-war semis across the outer boroughs
  • Dormer and rear-extension roof insulation
  • Top-floor flat and maisonette roof insulation
  • Replacing old insulation during re-roofing

What we see across London

  • Loft conversion headroom
  • Dormer and mansard insulation
  • Top-floor flat roof heat loss
  • Re-roofing with insulation added

Butterfly roofs, mansards and party walls

London's terraces bring roof forms — butterfly, London, mansard — that suburban rules do not cover, plus party-wall agreements and conservation areas. Every rafter-level job here starts with a drawing of the actual roof.

Why foil may suit some homes here

Headroom is the constraint in almost every London loft conversion. Multifoil with a PIR layer reaches the target in less depth than board alone, which is often the difference between a usable room and a crawl space. The decision rests on the whole roof build-up — rafter depth, ventilation, moisture, existing insulation and intended use — not on material thickness alone. Foil insulation guide.

Why foil may not suit others

Butterfly-roof terraces with a cold loft that will never be used are better served by conventional insulation at ceiling level. A straightforward cold loft with good access is often more appropriately upgraded with conventional mineral-wool loft insulation than a rafter-level foil system, and we say so when it is.

What foil insulation costs in London

We do not publish invented regional prices. What moves a quote here is the same as anywhere else:

  • property size and roof area
  • access to the loft or roof space
  • what insulation is there now and whether it stays
  • the system selected — multifoil alone, multifoil with PIR, or an alternative
  • preparation work, including removal of old material or spray foam
  • ventilation and detailing at eaves, dormers and penetrations

National indicative ranges are in the foil insulation cost guide; as genuine project data from London builds, regional ranges will be published here.

Questions homeowners ask

Do you install foil insulation throughout London?
Assessment and installation capability covers London; availability varies by postcode, property and insulation type. Enter your postcode and we tell you the position before asking for contact details.
Can you survey my loft in North London?
Yes, where a physical inspection is needed. Surveys in North London and South London are arranged by postcode and project type after the initial check.
How much does foil insulation cost in London?
We do not publish invented regional prices. National indicative ranges are in the cost guide — roughly £45–£80 per m² for multifoil to rafters — and a fixed price follows the assessment.
Can multifoil be installed under rafters?
Yes; it is the standard detail for loft rooms. The quilt runs across the underside of the rafters with the rafter depth forming the upper air space and battens forming the lower one.
Does foil insulation require an air gap?
Reflective performance depends on the air spaces in the certified build-up — commonly around 20–25mm on each face. The product certificate governs.
Can foil insulation cause condensation?
Condensation is a moisture, temperature and ventilation question. A vapour-resistant foil on the warm side of a ventilated build-up reduces the risk; on the cold side of an unventilated one it traps moisture. The survey checks ventilation first.
Do you replace insulation after spray foam removal?
Yes. Timbers, membrane and ventilation are inspected and recorded before any replacement insulation is specified. Spray foam enquiries are common across London.
