First, the roof
With the foam gone the felt and battens are visible for the first time in years. Get them checked. Torn felt, blocked eaves and any damp timber are fixed before insulation goes near them. Reinstating eaves-to-ridge ventilation is usually part of this.
Then choose the level
- Loft floor — mineral wool to 270mm. Cheapest, and returns the loft to the cold, ventilated state surveyors like. £450–£1,600. Loft insulation.
- Rafters — if you want a warm loft, PIR between and multifoil under, with the ventilation gap kept. £2,000–£6,500. Foil roof insulation.

Document it
Keep the removal report, the timber inspection, and the new insulation's specification and photographs together. The next surveyor will ask for all three.
