Removing old loft insulation

Most old insulation can stay and be topped up. Some cannot. Here is how to tell, and what removal costs.

Keep it if

It is dry, clean, in place and made of mineral wool or a natural fibre. Lay the new layer across it. Removal adds cost for no gain.

Remove it if

  • It is damp or has been damp — a leaking roof or tank.
  • Vermin have nested in it.
  • It is loose-fill vermiculite from before the 1990s, which may contain asbestos. Do not disturb it; get it tested.
  • It is spray foam on the rafters causing survey or mortgage problems. Spray foam removal.
  • It is so compressed, patchy or contaminated that topping up would trap the problem.

Cost

Removal of standard material: £300–£1,200 depending on area and disposal. Vermiculite with asbestos: specialist licensed removal, £1,500 upward. Spray foam: £2,000–£6,000.
